2. You want more space. Building a home in a planned community comes with certain restrictions. One of those is usually a smaller lot size. Many homes are now being built on 1/3 acre lots and smaller. You may not be comfortable living in a home that close to your neighbor’s house. Purchasing and building on vacant land in Charlotte puts as much space between you and your neighbors as you want.
3. You want to take advantage of current land prices. Even if you aren’t ready to build right now, it still makes sense to purchase vacant land. Land typically goes up in value over time, and as the saying goes, they’re not making any more of it. You can buy your land at today’s rate and then build your home whenever you are ready. The land will be waiting for you.  This could save you thousands of dollars.

Toshiba will increase its presence in Charlotte as well as having recently announced its participation in the 2,700-megawatt South Texas project, partnering with The Shaw Group.

Toshiba America Nuclear Energy will add 25 to 40 new jobs in their Charlotte office over the next several months, says Duncan Kane, director of Toshiba’s Charlotte human resources.

These 25 to 40 new Toshiba jobs will all be directly related to the South Texas project, Kane says.  More jobs are expected beyond the initial hirings as well.  “Longer term, (Toshiba) will hire additional staff both here in Charlotte and at the (South Texas) site as needed to support the project.”

Since 2009, major energy industry expansions and relocations have been announced by several companies such as Siemens Energy, Areva, Babcock & Wilcox, SPX and ABB Group (to Huntersville), adding many new jobs to the Charlotte Metro area.

Charlotte NC:

The South Texas project is the largest nuclear construction project in Shaw’s history, Shaw Chief Executive Jim Bernhard Jr. told analysts on Monday.  This extends the company’s highly visible role as exclusive contractor for the Westinghouse AP1000 plants and is very good news for Charlotte, Shaw’s home base.

Shaw Power Group will hold the initial engineering, procurement and construction contract for the two-reactor expansions proposed for the South Texas project.  However, Shaw will be more than the contractor, Shaw will also be a partner with Toshiba in the project, investing up to $250 million in nuclear projects. Bernhard said, “We believe that (the Westinghouse and Toshiba) technologies combined will certainly together exceed the largest percentage of reactors to be built in the world, compared to other technologies that are commercially available.”

Shaw remains bullish on the future of nuclear power, saying that things in the United States have grown slower than expected but, nuclear plant construction worldwide, is surging forward.

Shaw will add 225 jobs to the 1,100 already in Charlotte in an order to support the new nuclear development agreement.  Hiring will begin this week and more than 180 of the new hires will be engineers, with an average salary of nearly $95,000 a year.

You’re represented by a Realtor® (hopefully), who can skillfully walk you through your purchase Offer but, when dealing with a purchase Contract for your Charlotte home for sale, you need to look carefully within the document for a few things before you sign on the dotted line.  Your Realtor® and/or attorney will be able to point out glaring deficiencies, inconsistencies or other things not in your best interest.  However, the more you know about the purchase Contract yourself, the better chances you have of getting a good deal on your Charlotte home for sale.

Here are a few points to ponder that are contained within your Offer to Purchase:

Closing Date
Sometimes a buyer may want to wait a month or two before actually taking over the Title of your home.  You want to check the Closing date against your own schedule and make sure it’s an acceptable date.  Don’t be inflexible–remember that in this highly competitive real estate market, you need to be willing to negotiate on the closing date – unless, of course, you don’t have a choice.

Property that is to Remain with the home
Contracts range in terms of what fixtures are included in the Offer and what personal property the buyer wishes to remain with the home.  In a few cases, the contract entitles the buyer to everything on the property.  In other cases, the Contract entitles them to nothing more than the attached (ceiling) light fixtures and electrical socket covers.  Carefully read over what the buyer expects to remain with the home and make certain that you agree.

Contingencies
This is a biggie!  The factors a buyer may want in place before the contract is finalized may or may not be more than you’re willing to deal with.  For example, the buyer may want an inspection even before signing, or they may want to sell their own home before taking title of your home.  They may want the contract reviewed by their lawyer or they may still be waiting for their mortgage to be approved.

The problem with contingencies is they can drag on much longer than you initially expect them to.  To be safe – even if you’re okay with the contingencies – set a reasonable time limit for the contingencies  to be accomplished.  This way, your sale doesn’t drag on forever without ever making it to Closing, nor is your home off of the market for an extended period of time.

In the case of the inspection before Contract–I say, let them have at it!!  Your home will not be taken off of the market and this will give your buyers reassurance about their purchase AND you can then negotiate all points up front–and not the finer points of the Contract, THEN a couple of weeks later, the repair request as a result of the inspection! 
*Note:  I also highly recommend a pre-listing inspection.  EVERYTHING goes smoother with either a pre-listing or pre-Contract inspection! 

Expiration Date

Finally, pay attention to the expiration date of the Offer to Purchase. You may have eight hours or eight days to accept, reject or counter the Offer to Purchase your home.  Pay careful attention to how long you have to consider the Offer for your Charlotte home for sale.
